The foreign buyers. How to attract them?

06/01/2017

Since the rise of the real estate market not only residents are more interested in acquiring a property but also foreign visitors are increasingly interested in owning a property in Spanish territory or rent it. During the year 2015 there were 63,196 sales of homes to foreigners, including Germans, English, Russians and other different nationalities. The most striking destinations for these foreign buyers are usually the Valencian Community, Andalusia and Catalonia, although we cannot leave aside other destinations that have been the favourites of foreigners over the years, such as the Canary Islands or the Balearic Islands. During the last few years, a lot of foreigners have come to these areas, where the strongest demand is in the rental flats in Barcelona.

How can we get the attention of these outsiders tenants or buyers?

If you have a property that you have not yet been able to rent or sell in one of these communities so striking for foreigners, we are going to give you some tips that you can share with your real estate agent to immediately put into practice and get a transaction of your property closed with a foreign visitor interested in being settled in Spain. Talk to your real estate agent to define which aspects of your home could improve their appearance so that when it comes to showing it to the interest, it attracts much attention.

  • Identify what establishments or places of interest for a foreigner you have near your home, for example, if the house is relatively close to the beach or is easily accessible even if it is not too close, do not forget to mention this to your possible buyer since it will surely increase the interest.
  • Talk about the advantages of the area where you live, the services that are in the neighbourhood and other charms.
  • Make the future tenant, or owner, feel like their at home, practicing sensory marketing, that is, convey the positive of your home through smells and touch, put some scent or pleasant aromatic candle in each room to create a pleasant and welcoming atmosphere; You can also bake a cake or prepare coffee a few minutes before they go to see your home, all this with the intention of giving an extra touch of that homey feeling to the home so that the possible buyer feels what their day to day life would be like in case of wanting to make the purchase.
  • It would not be too much to give some information to the future buyer about the past of the house, if it is an old family home, or if it is a small work, how long the building has been, if it has been renovated, etc. It is a matter of choosing what details or curiosities of your home you think may be interesting for a foreign buyer. The apartments or houses for rent in Barcelona have the advantage that they are almost always located in some area of cultural interest.
